Booking Policy 

1. Reservation Confirmation:

  • A valid credit card is required to confirm your reservation.

  • Charge will be made at the time of booking.

 

2. Check-In/Check-Out:

  • Check-in is anytime after 3 PM. Check-out is at 10 AM. (self check in, all instructions sent at time of booking)

  • Early check-ins or late check-outs may be arranged based on availability and additional charges.

  • Unauthorized early or late check outs will be automatically charged.

  • All guests must be registered at time of booking, any unauthorized guests will be asked to leave immediately.

3. Smoking:

  • NO smoking of any kind inside the units

  • Smoking is permitting outside in designated areas, NO LITTERING of butts on the ground. Please use designated trash areas.

  • Smoking in the forest is prohibited.

4. Fire Safety & Permits:

We maintain active fire permits for all designated fire pits on the property. In accordance with East Gwillimbury regulations, all fires must be called into the local fire department prior to use. The contact number is clearly posted at each fire site.

For everyone’s safety, please ensure you:

  • Review and follow all posted fire rules before starting a fire.

  • Locate and familiarize yourself with the fire extinguisher before lighting a fire.

  • Keep fires within the designated pits only—no open flames elsewhere on the property.

  • Never leave a fire unattended.

  • Fully extinguish all fires with water before leaving the area.

Failure to follow these guidelines may result in immediate termination of your fire privileges. Thank you for helping us keep our sanctuary safe and enjoyable for all.

5. Pet Reservations:

  • Please indicate in your reservation if you will be bringing a pet.

  • We are a pet-friendly property and welcome your four-legged companions; however, prior notice is required so we can properly prepare for their arrival. An additional $50 cleaning fee applies for all pet stays.

  • Please note that the Luna and Cedar Luxury Suites are strictly no-pet accommodations. Guests with pets are invited to enjoy our other two pet-friendly options.

6. Animal Sanctuary & Nature Respect:

  • As we are located on an animal sanctuary, we kindly ask all guests to respect the animals and follow posted guidelines while on the property. For everyone’s safety and enjoyment, please note the following:

  • All animals must be kept on a leash at all times.

  • Do not feed or approach any wildlife.

  • Stay on the designated forest trails.

  • No littering—please help us keep the sanctuary clean and safe.

  • This is a peaceful and relaxing environment for all. While we want you to enjoy your time with us, parties are strictly prohibited, and we kindly ask that you respect our neighbors and the animals by keeping noise to a minimum

7. Shared Spaces & Amenities:

  • Our property is a peaceful and respectful environment for all.

  • Amenities such as trails, the hot tub, sauna, fit pits and BBQs are shared among guests.

  • We ask that you clean up after yourself and leave shared spaces as you found them for the enjoyment of others.

8. Damage & Missing Items

  • Guests are responsible for all damage, breakage, loss, or removal of items from The Taiga property during their stay.

  • This includes, but is not limited to:

    • Robes, towels, linens, blankets

    • Decor, accessories, furniture

    • Kitchenware, amenities

  • If any item is damaged, broken, removed, stained beyond normal use, or missing, a replacement or repair charge will be automatically applied to the payment method on file.

  • Replacement charges are based on full replacement cost and may include professional repair/cleaning fees where applicable.

  • By confirming a reservation, guests agree to these terms and authorize The Taiga to process any such charges without further approval.

9. Adults-Only Accommodations

  • The Luna Suite and Cedar Suite are strictly adults-only (18+) accommodations. These units are designed for quiet, restorative stays and are not suitable for children or infants.

  • Children and infants are not permitted in the Luna or Cedar Suites under any circumstances.

  • Families and guests traveling with children are invited to book The Cove, which is our designated family-friendly accommodation.

  • Reservations made for Luna or Cedar that include children may be cancelled or modified in accordance with our cancellation policy.

Cancellation Policy

Strict Cancellation Policy:

  • Cancellations made 14 days or more before arrival will receive a 50% refund.

  • Cancellations made within 14 days of arrival are non-refundable (0% refund), and the full booking amount will be charged.

Once a booking is confirmed, refunds are limited to the terms above and no date modifications or rescheduling can be accommodated.

Reporting Issues

Guests must report any concerns related to cleanliness, maintenance, or unit condition within two (2) hours of check-in, or immediately upon discovery if the issue arises later during the stay.

All concerns must be communicated in writing (email or message) and include clear photos where applicable.

Concerns reported after checkout, or without allowing an opportunity to inspect or address the issue, will not be eligible for refunds or adjustments.

Opportunity to Remedy

The Taiga must be given a reasonable opportunity to investigate and remedy any reported issue. This may include:

  • Sending cleaning staff

  • Addressing the issue directly

  • Offering a reasonable alternative solution

If a guest declines or prevents a proposed remedy, no refund or compensation will be issued.

Nature-Based Property Disclaimer

The Taiga is a rural, nature-immersed property.

Despite professional cleaning and regular inspections, guests may occasionally encounter:

  • Spiders, insects, or cobwebs

  • Minor dust accumulation

  • Outdoor debris tracked indoors

These conditions are normal in natural environments and do not constitute a cleanliness failure or grounds for a refund.

 

Cleaning Standards

All units are professionally cleaned and inspected prior to arrival.

Minor or isolated issues — including missed spots, light dust, or cobwebs — do not render a unit unclean and do not justify a refund of accommodation costs.

 

Refunds Related to Cleanliness

  • Full or partial refunds for accommodation will not be issued for minor cleanliness or environmental concerns.

  • In rare cases where a legitimate cleaning oversight is confirmed, compensation is limited to a refund of the cleaning fee only, at management’s discretion.

  • Refunds are not guaranteed and are assessed on a case-by-case basis.
